In addition to all required county building permits, you will need the following to accompany your Alteration Application to the HOA for review by the Architectural Review Committee prior to beginning the project.

Please keep in mind the Architectural Review Committee will not be able to complete their evaluation until all 6 items listed below, are complete in your package.

> 1)    Company's License and proof of insurance

> 2)    Technical drawings of pool and filtration system and/or heating system

> 3)    Screen Enclosure: Detailed technical drawings, showing how construction will comply with Florida Wind Codes

> 4)    How Florida/Hillsborough County child safety requirements will be met

> 5)    Copy of the Lot Survey (as recorded in Hillsborough County Plat Record) showing where the pool will be built

> 6)    Letter of Agreement (LOA) stating the vendor will comply with EPC requirements and HOA Rules, signed by
          pool company owner

NOTE:  The plat records and lot surveys reflect areas labeled as private drainage easement which includes the EPA Wetland Conservation Area.  These areas are maintained and controlled by the Bahia Lakes Community Development District (CDD) in accordance with South Florida Water Management District and EPC guidelines.


During the purchase of a home, the title company provides the buyer with the lot survey at closing. The lot survey, as well as, the plat records, document the “Set Back Requirements” which is intended to protect the Surface Water Management System.  Therefore, in accordance with Bahia Lakes Deed Restrictions, all homeowners and contractors working on properties located on retention ponds, are required to observe the drainage easement and the EPC Wetland Setback Line identified in the survey.  These setbacks vary from property to property, and is usually the line that fence companies use to install a fence.  This area cannot be accessed with equipment or used by contractors to store project materials.  Additionally, homeowners must ensure contractors install a silt fence prior to any project that requires excavation such as pool installations, foundations for patios, or screen rooms.  Fines of up to $1,000.00 can be levied for violations of these guidelines.
